Investing in Bangkok, Real Estate, Apartments and Condos Pt. 4 ...

When investing in any city like Bangkok, it is important to buy a property in the best location that suits your needs. There is no point for example to invest in the Bangkok real estate market in the north of the city if you have to commute to the southern part each day. Equally though, there is no point to invest in the southern part of Bangkok if the condominium or townhouse you buy is poorly and inconveniently located.

This article will cover some examples of quality Bangkok real estate in the North of Bangkok, and subsequent articles will cover property in the West, East and Southern districts of Bangkok. We will look at some of the best Bangkok condominiums and townhouses to invest in, with regards to location, price, quality, rental prices and estimated resale values. Of course when investing in real estate in Thailand, Bangkok or any other property market, it is important to take into account the return on investment and the reality of resale values and the ease in which the property can be sold.

The northern districts of Bangkok that are worth investing in are dominated by the Sukhumvit BTS line, and the stations along the line. We would always advise that when investing in Bangkok, you aim to buy a property within a 1Km radius of a BTS or MRT station. The Wind Ratchayothin is located less than 1Km from the Phahonyothin MRT station and will be located even closer to some of the new BTS stations once the northern part of the Sukhumvit line is extended. This therefore is one reason to buy this property as its relative location to a BTS station looks set to improve, and therefore potentially increase its value.

As The Wind Ratchayothin is one of the first Grade A condominiums to be built in this part of Bangkok, it has relatively little competition for the top-end rental market and so rental rates and demand have been kept strong. A one bedroom located in The Wind Ratchayothin , will return 6-7% if you had purchased this Bangkok condominium off-plan 2-3 years ago. So with strong reliable rental returns, good scope for potential capital gains and good quality materials and management teams, The Wind Ratchayothin would be a very good Bangkok property investment.


Life@Huaykwang
Moving further along the MRT line, we come to the deo Huaykwang condominium which is located within 50m of the Huay Kwang MRT station
. The Ideo Huay Kwang, houses portioned studios, one bedroom and two bedroom units. The Ideo Huay Kwang,, due to its enviable proximity to an MRT station is in a lot of demand and therefore easy to rent to expats and locals alike looking for the convenience of an easy commute. The Ideo Huay Kwang, is stylish, but the materials are not quite up to the end same standard as The Wind Ratchayothin and so the prices reflect this, both in terms of sales prices and rental prices. With the return on investment a little lower than The Wind Ratchayothin given the competition from condominiums such a Life@Huaykwang , owners can expect to receive 5-6% returns, which is still better than most big cities world-wide.

Finally in another area in the north of Bangkok to invest in property, is Ari along the Sukhumvit BTS line. Ari is a fashionable district, popular with expats and trendy locals living in the northern parts o0f Bangkok. With plenty of shops, restaurants, bars and cafes boasting mid to high-end clientele, Ari is a great area to invest in a Bangkok condominium.


 Villa Rachakhru
Villa Rachakhru is a great example of a condo in Ari. Villa Rachakhru
is a low-rise condominium that is in great demand to rent in Bangkok. Anyone who invests in a condo in Ari often finds high demand to rent a condo in Ari, therefore rental returns can be very high. If an owner purchased a condo at the Villa Rachakhru off-plan then they could expect returns of up to 8-9%, however if you invested in a resale condominium at Villa Rachakhru , an owner could expect approx 6-7%. With good quality materials, a good location only 400m from the Ari BTS station and good maintenance levels, this property would be a good investment now and for the future.
